On behalf of our client SPIRO, we are looking for a competent, skilled, and experienced Estate Manager- Energy to work at head office in Kampala.

Job purpose:

The Manager – Landlord & Property Management is the primary custodian of Spiro’s relationships with property owners, franchisee partners and landlords. As our swap station network is hosted on third-party sites, this role ensures the stability of our physical footprint by managing lease compliance, timely financial obligations, and proactive conflict resolution. You are responsible for ensuring that every “Spiro Swap Stations” remains secured, compliant, and operational through excellent stakeholder management

KEY RESPONSIBILITIES

Lease & Agreement Management: Oversee the end-to-end lifecycle of rental agreements, including drafting, execution, and proactive management of renewals to prevent site disruptions.

Financial Compliance: Ensure 100% on-time payout of rents and utility reimbursements, maintaining high credibility with property owners.

Landlord Relations: Act as the single point of contact for landlords to resolve day-to-day issues, grievances, or access concerns across the distributed network.

Regulatory & Statutory Compliance: Navigate local land-use regulations, permits, and municipal requirements to ensure every swap station site remains legally compliant.

Site Retention & Optimization: Evaluate site performance from a property perspective and lead negotiations for rent rationalization or site expansions where necessary.

Documentation & Reporting: Maintain a digital and physical repository of all property titles, lease deeds, and “No Objection Certificates” (NOCs) for the energy organization

REQUIRED SKILLS & QUALIFICATIONS

Property/Estate Management: 8–10 years of experience in property management, real estate operations, or site acquisition/maintenance.

Distributed Network Experience: Proven track record in industries with massive site footprints, such as Telecom (Tower Cos), Retail chains, or Banking (ATM networks) across African markets.

Contract Administration: Extensive experience in managing complex lease portfolios and legal documentation in a high-growth environment.

Regional Nuance: Deep understanding of land ownership structures and local governance in key African urban centers (e.g., Nairobi, Kampala, Lagos, or Cotonou).

CAPABILITIES

Stakeholder Management: Exceptional interpersonal skills to negotiate with and manage a diverse range of landlords, from individual owners to large corporations.

Operational Precision: High attention to detail regarding payment schedules, expiry dates, and legal clauses.

Problem Solving: Ability to navigate “ground-level” regulatory hurdles and property disputes with a diplomatic yet firm approach.

Financial Literacy: Comfort with managing large-scale OPEX budgets and coordinating with finance teams for timely disbursements.

Adaptability: Proactive mindset capable of managing a rapidly growing portfolio of sites without compromising on quality or compliance.
